01

Sensor-Based Room Automation

Across 450 rooms and common areas, door-contact or electronic-lock data is evaluated together with in-room presence sensing. After the door closes, sensors verify actual occupancy instead of inferring room status from a card holder or a single door event.

02

Central Monitoring and Fidelio/Opera PMS Integration

Check-in data received through Fidelio/Opera PMS prepares the assigned room for welcome and comfort, while check-out returns it to vacant/standby mode. Occupancy, climate, system status and alarm information can be monitored through the central management platform.

03

Room and Common-Area Automation

The project's guestrooms and common areas can be monitored and managed through a shared KNX backbone. Lighting, climate and managed loads operate according to verified occupancy, comfort requirements and energy-saving objectives.

Across 450 rooms + common areas, the automation infrastructure at Korumar De Luxe connects guest comfort and energy management through verified occupancy data. After a door or lock event, room sensors confirm presence, while Fidelio/Opera PMS integration keeps room status aligned with check-in and check-out operations.

Scope / Detail Content

The automation concept for Korumar De Luxe brings 450 rooms + common areas, lighting, climate control, security, central monitoring and Fidelio/Opera PMS data together on a shared KNX backbone. When a guest checks in, PMS data prepares the assigned room for welcome and comfort. Entry information from the door contact or electronic lock starts the arrival logic; after the door closes, presence sensors scan the room and verify actual occupancy.

Comfort conditions are maintained while the guest is present. If no presence is detected for the configured period after a door event, the system confirms that the room is vacant: lighting and managed loads are switched off and climate control moves to an economy setpoint. Check-out returns the room to vacant/standby status, with conditions and alarms available to central operations. Common areas are also included through dedicated schedules and sensor-informed operating scenarios.
